圖中的那個小屋子就是「釘子戶」老太太的房子。




開發商無法用硬逼老太太搬遷,於是修改設計後的商業樓凹進一塊,讓老太的老屋子安靜地坐在裡面。




這就是「和諧」啊





 







最近,老太太房子上新添的彩色氣球令人聯想到迪士尼新片「天外奇蹟」。







 







釘子戶,是有中國特色的一個詞。英語的意譯是Nail house







美國也有釘子戶,名副其實的釘子戶。像釘子一樣,拔不掉。







在美國,私有財產是受到憲法第五修正案的保護的。開發商如果要拆遷,一定要給與合理賠償。自然,這種賠償都會高於房子的市值。比如,上海閔行潘女士的房子,480平方米,按1.51平方米來算,市值是720萬,那麼,合理賠償應該高於這個數位,至少等於這個數位。根據中國新聞網的央視採訪報導,給的賠償是673千,這跟白吃白拿好像也相差不多了。







一般來說,如果法規和政策是講理的,或者執法者沒有濫用、綁架法規的話,民眾都會通情達理的。賠償如果高於市值,住戶都會積極配合,不會獅子大開口。





美國的開發商的利潤大約為15%,你的開價若會吃掉其相當大的利潤,開發商就撤了。



因此,美國釘子戶的故事鮮有所聞。極少,不等於沒有。我曾在西雅圖居住。



那裡就曾經發生過一個世界聞名的釘子戶的故事。





 







西雅圖有個老太太,叫伊蒂絲-梅斯菲爾德(Edith Macefield),生於1921年,




1966年搬進了巴拉德(Ballard)西北46街的一個兩層樓的小房子,有兩個臥室。






 







2007年,開發商計畫在那個地帶建造商業樓,徵地拆遷進行順利。




但到了老太太這裡,卡住了。老太太的房子比她更老,108歲了。




美國沒有70年這一說,房子仍然可以居住。



老太太已經在這個設備齊全的舒適蝸居里住了40餘年,對一切都很有感情了,不願搬離。





 







「能夠用錢解決的問題就不是大問題」。開發商一次又一次地提高賠償金額,




最高達到100萬,超過市值好幾倍。




根據市值,老太太的房子的地皮值12萬,房子值8千。



老太太不為所動。英文西雅圖時報聞訊採訪她。她說,「我不想搬。我不需要錢。



錢並不意味著一切。」(I don't want to move. I don't need the money. Money doesn't mean anything.





 







老太太沒有請律師,沒有寫信到有關部門,沒有上首都華盛頓討個說法,更沒有自己製造燃燒彈或以自焚抗議,只是對開發商說一個很簡單的詞「No」。







 







開發商無可奈何,只得修改圖紙,商業大樓忍痛挖掉了老太太的這一塊地方。







這是一個特例,開發商極少碰到的特例,是個無法用錢解決的大問題。






開發商碰巧遇上一家釘子戶,絕對不可能動用推土機強行拆除,只能繞著走。








據西雅圖時報報導,老太從小就很固執,開發商好像很理解這種固執。




工程項目的最高總監巴裡-馬丁甚至關心起老太太的生活。




老太太孤身一人,唯一的兒子早在13歲時就死於腦膜炎。



人們也不知道她已去世的丈夫的情況。她很堅決地擋回此類問題,「不要問」。



馬丁得知老太太行走不便,就開車送她去做頭髮,去看病。



他確保她有食品,去為她買雜貨,為她去拿處方藥,為她做晚飯。



開工了,他對工人說,要像對外婆一樣對待她。





 







2008615日,86歲的老太因胰腺癌離開人世,離開了她固守的房子。




那一天,那房子依然是她的房子。





 


老太去世後,媒體披露了她的遺囑:她將房子遺贈給了馬丁,



以感謝他在開工期間對她體現出來的友誼

A JOURNEY CALLED LIFE














 





 













 






































mouse looked through the crack in the wall






















to see the farmer and his wife open a package.




















"What food might this contain?", the mouse wondered.

He was devastated to discover it was a mousetrap.


































 












Retreating to the farmyard,


the mouse proclaimed this warning :


 "There is a mousetrap in the house!


There is a mousetrap in the house!"















 

















 









The chicken clucked and scratched,


raised her head and said, "Mr. Mouse,


I can tell this is a grave concern to you,


but it is of no consequence to me.


I cannot be bothered by it."


The mouse turned to the pig and told him,


"There is a mousetrap in the house!


There is a mousetrap in the house!"










 




























The pig sympathized, but said,


"I am so very sorry, Mr. Mouse,


but there is nothing I can do about it


but pray..


Be assured you are in my prayers."










 

















 









The mouse turned to the cow and said,


"There is a mousetrap in the house!


There is a mousetrap in the house!"








             













The cow said, "Wow, Mr. Mouse. I'm sorry for you,


but it's no skin off my nose."




 
So, the mouse returned to the house,


head down and dejected,


to face the farmer's mousetrap


. . . Alone.. .. .










 









That very night


a sound was heard throughout the house


-- the sound of a mousetrap catching its prey.










 









The farmer's wife rushed to see what was caught.


In the darkness, she did not see it.


It was a venomous snake


whose tail was caught in the trap.










 









The snake bit the farmer's wife.







 The farmer rushed her to the hospital.  







When she returned home she still had a fever.


Everyone knows you treat a feve


with fresh chicken soup.


So the farmer took his hatchet to the farmyard


for the soup's main ingredient:







But his wife's sickness continued.


Friends and neighbors


came to sit  with her


around the clock. 


 To feed them,


the farmer butchered the pig.








                 













But, alas,


the farmer's wife did not get well...


She died.








                  













So many people came for her funeral


that the farmer had the cow slaughtered


to provide enough meat for all of them


for the funeral luncheon.










 









And the mouse looked upon it all


from his crack in the wall


with great sadness.








 








So, the next time you hear


someone is facing a problem


and you think it doesn't concern you,


remember ---







When one of us is threatened, we are all at risk.


We are all involved in this journey called life.


We must keep an eye out for one another


and make an extra effort


to encourage one another.

On a really hot day, four nuns were assigned to paint a room in their church.

After sweating for a few hours in those black robes, they decided to take off all their clothes and paint naked.

An hour later, someone knocked on the door of the church.

"Who is it?" they called out.
"I'm the blind man," came the reply.

The nuns decided to let him in since he wouldn't be able to see them. They opened the door and led him to the room that they were painting and were surprised to see the man walking around the room with no difficulty.

"Okay, sisters," he said,
"Where do you want the blinds?"
